Pressure Washing West Palm

How Often Should You Pressure Wash Your Home in South Florida?

Why South Florida homes get dirty faster

If you've moved to Palm Beach County from somewhere with a drier or cooler climate, you may be surprised at how quickly your driveway or siding starts to look dingy again after a cleaning. It's not your imagination — South Florida's combination of high humidity, frequent afternoon rain, and intense sun creates near-ideal conditions for algae, mold, and mildew to establish themselves on exterior surfaces.

Homes with heavy tree shade, sprinkler overspray, or a north-facing side that rarely dries out tend to show buildup fastest. Homes in more open, sun-exposed areas can often go a bit longer between cleanings.

A general pressure washing schedule

As a baseline, most homes in the West Palm Beach area do well with a full exterior pressure washing once or twice a year. Driveways and walkways, which take direct rain and foot traffic, often benefit from cleaning every 6 to 12 months. Roofs, on the other hand, are typically cleaned less frequently — soft washing every 2 to 3 years is usually enough to keep black algae streaking under control.

Pool decks and shaded patios are the exception. Because they stay damp and shaded for much of the day, they can develop slippery algae within just a few months and often need attention two to three times a year.

Signs it's time to clean sooner

Regardless of schedule, a few signs mean it's time to book a cleaning: visible black streaking on the roof or gutters, green or black film on the driveway, a slippery feel on pool decks or walkways, or a general dulling of your home's exterior color. Catching these early is easier — and often cheaper — than waiting until buildup has really set in.
